Air Conditioning and the Law: Do You Comply?

Under part L building regulations it is necessary to have static air conditioning systems(not portables) maintained on an annual basis by a REFCOM registered company or individual. We recently received a call from a company who had received a surprise visit from the Health and Safety Executive who asked to see the maintenance records for their seven split Air Conditioning units. Since the installation four years earlier no maintenance had been done and they were given 30 days to rectify this situation. We carried out the service and found a number of potentially dangerous elements in the installation which we were able to put right. Also, under the Energy Performance of Buildings Directive (TM44) it is necessary to have an Energy Assessment done if there are more than 12kw of cooling in a building. This can be just one unit of 12kw or three smaller units amounting to 12kw.
